Do you take on whole house renovations?

Yes, and they are some of the best work we do. A whole house lets us sequence properly: structural work and first fix before plastering, plastering before joinery, joinery before decorating, and the kitchen and bathrooms slotted in where they belong rather than wherever a trade happened to be free. Doing it in that order is not a luxury, it is what stops you paying twice to make good the same wall.

Can we live in the house while the work goes on?

Very often yes, and a good number of our customers do. It means working in zones rather than everywhere at once, keeping at least one bathroom and the kitchen usable for as much of the job as possible, and sheeting and cleaning down every day. It usually adds some time to the programme. Whether that trade-off is worth it against renting somewhere is your call, and we will give you the honest figures for both.

How do you price a renovation?

We come and look, go through what you want room by room, and give you a written price broken down so you can see where the money is going. On a renovation there is always something behind a wall or under a floor that nobody could have seen, so we will tell you at the quote where we think the risk sits, and if we find something you hear about it and price it before any extra money is spent. What we will not do is give you a low number to win the job and then find reasons for it to grow.

Do you do rewires and replumbs?

Yes, and on an older Stockport house they are usually the right call. If a property still has an old consumer unit, rubber or fabric cabling, or plumbing that has been added to piecemeal for forty years, doing it during a renovation costs a fraction of doing it later, because the floors are already up and the walls are already coming off. Notifiable electrical work is certificated properly and you get the paperwork.

Will you handle the plastering and decorating too?

Yes. Plastering, joinery, flooring and decorating are all part of the job, which matters more than it sounds, because the making good between trades is where most renovations look unfinished. When the same team is responsible for the wall being knocked about and for it being painted at the end, nobody argues about whose job the filling was.

Do you work for landlords on rental properties?

Yes. Void property turnarounds, refurbishments between tenancies and full renovations on buy-to-lets are regular work. Landlords generally want two things: a date that holds and compliance done properly rather than papered over. Tell us the date the property has to be back on the market and we will tell you honestly whether it is achievable before you advertise it.
